Send one link. Your tenant reads, agrees and pays.
No app to download and no account just to look. The full terms are on the page, the deposit is held safely, and a short video on arrival settles any argument later.

From listing to settled deposit
The whole journey in the order it happens. Scroll, and the phone shows what the screen looks like at that moment.
The landlord lists the property
Rent or shortlet. Set the price, the terms, the house rules and the caution fee. The assistant will draft the description and terms from rough notes if you would rather not write them.
One link goes to the tenant
Sent on WhatsApp, where the conversation already is. It opens as a preview card with a photo and the price, so it looks real before anyone taps it.
The tenant reads and agrees
The full terms are on the page, word for word, not a PDF nobody opens. Agreeing is recorded with a fingerprint of the exact text, so there is never an argument about what was agreed.
They pay, without an account
Rent or the stay, plus the refundable caution fee, through Paystack. The account is created at the moment of payment, not before.
Walkthrough videos protect both sides
The tenant films a short walkthrough on arrival and again before leaving. Dated evidence of the property's condition makes a damage claim decidable instead of a shouting match.
The deposit is settled, with a human deciding
The landlord has 7 days to review. Nothing wrong means the full deposit returns to the tenant. A disagreement goes to an AreaPadi administrator who watches both videos and decides.
The caution fee is a deposit, not a charge
This is the part tenants ask about most, so here it is in full. The money is not given to the landlord when you pay — it is held, and it comes back to you.

No response means an automatic refund to you
Nothing is wrong
The full deposit is refunded to you. Your landlord keeps none of it — that is what makes it refundable.
Damage is reported
They must state what and why. You can dispute it, and an administrator decides.

We hold the deposit, not the landlord
Your caution fee sits with AreaPadi until the stay is settled. The landlord cannot decide to keep it, and cannot release it to themselves — releasing money is an action only our team can complete.
Video evidence stays private
Walkthrough videos are stored privately and are never public links. They are visible only to the two people involved and to the administrator deciding a dispute, through links that expire.
Disputes are decided by a person
If you disagree with a damage claim, you say why and it goes to an administrator. They watch both videos and their decision is final. The landlord cannot overrule it.
Silence is not a way to keep your money
If a landlord does not review within 7 days, the deposit is refunded to you automatically. You do not have to chase anyone to get it back.
What it changes for you as a landlord
Less admin, and a deposit process you can rely on when something actually goes wrong.
What it costs
A percentage of the rent, charged when the tenant pays — nothing up front, and nothing to list. Tenants pay a small service fee on top, which is shown to them line by line before they pay.
The caution fee is never charged a commission. It is the tenant’s money and we only hold it.

No more answering the same five questions
The link does the explaining. Price, terms, photos and the deposit are on one page a tenant can read at their own pace, at any hour.
Your money, itemised
Every payment shows the rent, the platform fee and the deposit separately, so you always know what you earned and what you are only holding. Payouts are requested from your dashboard.
Damage claims that stand up
You cannot simply keep a deposit. You state what is damaged, the tenant can answer, and an administrator decides. That protects you too — a claim you can evidence is a claim that gets paid.
Your tenants in one place
Who is staying, for how long, what they paid and when they last stayed with you — per property, without a spreadsheet.
What happens when you disagree
Disagreements are normal. The question is who settles them, and on what evidence — so here is the whole process, including the parts that favour the other side.
The landlord makes a claim
They cannot simply keep the deposit. They have to write down what is damaged and why. That reason is recorded and emailed to you — you will never discover a claim only by noticing your money did not come back.
You can answer
You explain your side. Both walkthrough videos stay available as evidence, and the deposit stays held for as long as the disagreement is live — it is not quietly released to anyone in the meantime.
An administrator decides
A person at AreaPadi watches both videos, reads both accounts, and decides where the money goes. Both sides are given the same reason, and the decision is final. The landlord cannot overrule it.
Being straight about the limits: AreaPadi is not a party to your tenancy and does not give legal advice. We hold the caution fee and decide deposit disputes. Anything else between you and your landlord — a broken boiler, leaving early, unpaid rent — is between the two of you, though the dated records on this platform can help.

Put your property behind one link
Listing takes a few minutes. The assistant will draft the description and the terms from rough notes, and you can edit everything before anyone sees it.
